Let’s dive into the latest market stats for September 2024. As predicted last month, home prices in Bend have increased compared to August. This pattern has become somewhat of a trend in recent years: after a dip in August, we typically see a price spike in September. This year, the median home price jumped by $8,000, mirroring last year’s increase.

While the increase is encouraging, it's worth noting that homes are spending more time on the market. On average, properties are sitting for about 26 days—an increase of 26% compared to previous months. This is the longest average since February 2024, when homes were on the market for around 40 days.

Interestingly, September also tied with August for the highest number of home sales since the summer. This uptick likely reflects a rush of buyers aiming to finalize purchases before the school year fully kicks off and the holiday season approaches.

Predictions for October

So, what’s next for the Bend real estate market? We anticipate a decrease in the average days on market for homes. Why? Recent dips in interest rates are encouraging buyers, even though we’re seeing some fluctuations again.
